The Arborwalk and Autumn Glen townhome communities are newer homes built between 2003 – 2006 and offer an ideal location in south Santa Maria. Both communities are close to shopping, restaurants and other amenities. Arborwalk is a gated community at the intersection of Miller & McCoy, and Autumn Glen is located across from the Crossroads Shopping Center at the intersection of Crossroad Lane & Bradley Rd. Santa Maria CA & Orcutt CA New Home Buyer Alert – $10,000 California Tax Credit

The California Association of Realtors reports that the newly signed California budget provides for a tax credit of up to $10,000 for new home buyers. The credit will apply to purchases made between March 1, 2009 through March 1, 2010. Buyers are eligible for a credit equal to 5% of the purchase price of the home u to a mxaimum of $10,000. It does not apply to the purchase of existing homes; but it does apply to any buyer (not just first time buyers) as long as they are purchasing a primary residence. Continue reading →

River Oaks Market Update & Santa Maria CA MLS Home Listing Search

Sold listings were on the market an average of 77 days, were about 1900 sq.ft., and sold for about $155 per square foot. 12 of the 17 sold homes were REOs, 3 were closed short sales, and only two were regular sales. 88% of the sold activity in this neghborhood was forelcosure related; so, like many other developments that were built during the housing boom River Oaks is now overloaded with foreclosures during the housing bust. The Traditions & Classics at Bradley Square Update (Santa Maria CA – Orcutt CA)

These homes are within walking distance to shopping centers which include popular new restaurants such as Panera Bread, Starbucks, Natural Cafe, and Yanagi Sushi. Also close are Albertsons, Food Maxx, Wal-Mart and Home Depot. The Traditions and Classics developments are at the center of some of the best new shops in Santa Maria. Both Homeowners Associations have a relatively low association fee under $200 per year, and the community is also host to a new fire station, Robin Ventura Field, and Rotary Centennial Park. Rice Ranch, Master Planned New Home Community in Orcutt California

Rice Ranch is a master planned commmunity of new homes and condos in Orcutt California. On Labor Day, I visited the models at Rice Ranch in nearby Orcutt, California. Rice Ranch is a master planned community which will have new single family homes, high end condominiums, and a 26 acre sports complex and community park. The Orcutt California community will have over 300 acres of preserved open space. After viewing the master planned community, “Summerlin,” in Las Vegas over the Labor Day weekend, I was sold on the concept of a master planned community and curious to see how Rice Ranch was turning out.
