Nipomo & Oceano Real Estate Market Update

Did you know that you can now take a direct flight fron San Luis Obispo to Salt Lake City? Flights will begin with Skywest Airlines in June 2007. Salt Lake City airport is a major hub and can provide travelers one stop connections to many different locations throughout the US and abroad. Don’t forget that Santa Maria Airport now has direct flights to Las Vegas through Allegiant Airlines starting with fares as low as $39 each way.

Now turning to the Nipomo real estate market. Not much of a change in this market since my last snapshot taken on April 7, 2007; only a slight increase in the number of expired listings. There are currently 206 homes on the market, and 43 homes pending or contingent homes. In the past 30 days, 37 newly listed homes, 19 expired listings (compared to 15 expired listings previously), and 12 homes sold. The median price of those sold homes was $513,750. And, $520,000 would have purchased this charming 4 bedroom 2 bath, 1378 square foot home.

Onto Oceano’s real estate market. Since my last snapshot, there has been a decrease in the number of homes sold in the past 30 days, and a doubling in the number of newly listed homes. There are currently 58 active listings, compared to 48 at my last look. Six homes are currently under contract. In the past 30 days, 3 homes have sold (compared to 7 homes), 21 new listings (compared to 10 previously), and 8 listings bit the dust. The most expensive home sold during that period was a 3 bedroom 2 bath home that went for $429,000.
