Pismo Beach, Shell Beach & Avila Beach Real Estate Market Update

There was an interesting article in the Times Press Recorder on local conflicts over the preservation of trees in the Five Cities area. Conflicts have arisen between property owners seeking to protect their property, and government trying to protect the aesthetic character of the local community. Notably, in September 2006, the mayor pro tem of Pismo Beach proposed an ordinance governing tree heights in order to address residents’ concerns over the possible loss of ocean views.

Now onto the real estate market update for the Pismo Beach, Shell Beach & Avila Beach areas. Since my last market update on April 16, 2007, there was a slight increase in the number of active listings; it went from 131 to 136 homes on the market. Currently, there are 27 homes in the pipeline as pending or contingent listings; a slight increase from 22 homes under contract at my last look. In the last month, 32 new listings came on the market, and 16 listings expired. During that same period, 13 homes sold. The median price of a sold home during that period was $730,000. That sum would purchase a 2 bedroom, 3 bath, Pelican Point condo with hardwood floors and granite countertops in the kitchen. Take a peek.
