How Many Houses Are for Sale in Santa Maria CA Right Now?
How many houses are for sale in Santa Maria right now? I get this question all the time. To many buyers, it feels as if there are no houses for sale. When I surveyed the MLS this morning, there were 163 houses listed for sale in the Santa Maria and Orcutt CA area. Of those 163 homes, 29 were foreclosures (REOs) and 45 were short sales. The Cambridge Cottages – Santa Maria CA Homes Update
The Cambridge Cottage are a charming little enclave of homes on the south end of Santa Maria in the Bradley Square area. They are distinguishable from the other newer homes in the area by their light colored wood front doors. The design of the development discourages thru traffic and includes a couple cul de sacs. River Oaks Development, Santa Maria Homes Market Update 2009

It may seem like small news, but in Santa Maria it is big news that we got a Trader Joe’s. For those of us who have been making the treck up to Arroyo Grande for years — the arrival of Trader Joe’s in Santa Maria is a real treat. I can’t wait to zip up the street for the fresh organic produce and meats. It is conveniently located in south Santa Maria near Costco, right off the 101 Stowell exit. Since Santa Maria is now the largest city in Santa Barbara county — it is about time! Welcome Trader Joe’s! They are set to open on March 16th. Continue reading

Can I Buy A Home for $25,000 in Santa Maria, CA?
You would be surprised how many times I am asked this question with amounts varying from as little as $5000 to $50,000. And my answer to that is an easy no. I even had someone ask me about an $81,000 home in Foxenwood Estates! When I ask these potential buyers where they are getting this type of information, they point to the various foreclosure related websites. After sampling a few, for properties that are in pre-foreclosure (i.e. a Notice of Default has been filed) the amount of the payments that are in arrears, or the amount of the second loan owing on the property shows up as the list price, when in fact the home may not even be listed with a broker. With the majority of single family homes and condos being listed as “short sales” in the Santa Maria CA and Orcutt CA market, buyers are considering this type of listing more often. Santa Maria CA Foreclosure Buyer Alert – $8000 First Time Home Buyer Credit Approved
If you are sitting on the fence about buying, Congress just gave you another reason to jump into the market for foreclosures in Santa Maria, CA. The recently passed stimulus bill modestly increases the first time home buyer credit from $7500 to $8000. But more importantly, buyers now do not have to pay the credit back as long as they stay in the home a minimum of 3 years. Continue reading
