Santa Maria CA Condos & Orcutt CA Condos: Oak Creek Villas & Mission Creek Villas – First Quarter 2011 Real Estate Market

The Mission Creek Condos and Oak Creek Villas were built by local builder, Inland Pacific, who also built Pacific Crest, Classics at Bradley Square and La Ventana. Oak Creek and Mission Creek offer the same basic floor plans and amenities; however, there are subtle differences for buyers to consider. 2009 Orcutt CA Real Estate & Foreclosure Market Update

There were a total of 509 homes and condos sold in 2009 in the Orcutt area. Included in these figures are homes in the 93455 zip code which includes some homes and condos in Santa Maria that are south of Betteravia. 439 of the sales were single family homes and 70 were condos/PUDs. The average list price was $339,181, and the average sales price was $332,989 at $182 per square foot with73 days on market. For condos and PUDs, the average list price was $185,185, and average sales price was $179,203 at $132 per square foot with 89 days on the market. Continue reading

Prices of many condos are finally well beneath $100,000 in Santa Maria and Lompoc, which make some condos a good option for investors even with the added expense of a monthly condo fee. There have been some 2 bedroom condos listed as low as $59,000. If you compare a home in the local area that you can purchase for $100,000, you would be looking at a much older home or a smaller cottage with limited rental value and appeal.
