2009 Los Alamos CA Real Estate and Foreclosure Market Update
There were 16 sales in Los Alamos, CA in 2009. Compared to last year, sales are down from the 20 homes that were sold in 2008. Overall average prices are also down from 2008, when the average sale price was $417,000. In 2009, the average sales price was $353,000 with 117 days on market at $208 per square foot. Days on market are also up as the 2008 average days on market was 95. Continue reading
2009 Tepusquet, Sisquoc, Garey, and Rural Santa Maria CA Real Estate Update
When researching the MLS for sales in the rural areas of Santa Maria, I came up with 14 sales in 2009. 6 of them were classified as residential sales, and 8 as land sales. 2008 Year End Tepusquet Canyon Market Update
Looking for a home off the beaten path? The small rural communities of Sisquoc, Garey, and the Tespusquet Canyon area are nestled in what has become known as Santa Maria valley wine country. Last year, a total of 8 properties were reported sold on the MLS in those areas. The lowest resale was a 2 bedroom 1 bath bank owned cottage on a 6500 square foot lot in Sisquoc which sold for $115,000 in February 2008. Also in Sisquoc, a charming and well kept 2 bedroom 1 bath cottage on an acre of land on Foxen Canyon Road sold for $360,000 in November 2008. Continue reading
2008 Los Alamos CA Year End Real Estate Update & MLS Home Listing Search
A total of 20 homes were reported sold in Los Alamos CA in 2008. Sold listings averaged approximately 95 days on market, 1950 square feet, and $209 per square feet. The lowest resale was a ranch style bank owned home built in 2000 on almost a quarter acre which sold for $310,000. The highest sale was a new solar powered home on Foxen Lane which sold for $620,000. Continue reading

Los Alamos & Guadalupe Real Estate Market Update
The Santa Maria Times reports that this housing downturn has been particularly tough on the local economy. Employment growth for the area was essentially flat, and adjusted for inflation the median income for the county showed a decline. However, not all housing news was negative. Research shows that of the 255 residential building permits issued in Santa Barbara County, 166 of those units were in Santa Maria. Also, existing home sales and loan applications have increased.
