Looking at the sales figures for 2011, the number of Arroyo Grande homes sold increased by about 13.5%.  However, there continues to be a large gap between what Arroyo Grande homeowners ask for their properties and what buyers are willing to pay.   In 2010, the percentage of listing price to sales price was 83%, and 2011 continued that trend with an average 82.5% list price to sales price percentage.  So, there is still a lot of bargaining room for Arroyo Grande home buyers.  Days on market went up slightly, and distress sales continue to play a large role. in the Arroyo Grande market.  Overall, foreclosures increased 16%, and short sales increased by 34% in 2011.
